A walkthrough of the 240 Centre before 3F Living turned it into one of the most unique apartments in Manhattan. These under construction photos give a good idea of how much work went into the property.

An overview of the space shows three floors each telling a different story. The first floor is the kitchen and dining area as well as intimate seating for cocktails and conversation. On the second floor, we find an entertainment center, library and lounge seating. The top floor is a home office with additional storage. The exposed beams and skylight accompanied by the glass partitions and stainless steel accents combine to create visual enticement at every glance.

The original oak flooring was stained ebony in order to “ground” the vast volume of the triplex loft. The structural arch, previously concealed within layers of sheetrock, was striped and painted a crisp white. Central Air Conditioning was installed throughout the apartment.

This custom designed kitchen includes fine cabinetry from Wood­Mode, a series of top of the line appliances from Sub­Zero and Wolf, as well unique accessories from InHouse Kitchen and Bath.

The Wolf Range is considered a top performer and the industrial design adds visual character to the streamlined space. The Red handles provide a “pop” of color against the white counters and backsplash.

Discreetly located within the lower cabinet is a flush-­-mounted microwave. This frees up additional counter space and avoids excess clutter. The Miele dishwasher is not only quiet but also well concealed with a matching cabinet panel.

Ceaserstone is also used on the backsplash. This seamless transition from counter to backsplash helps to further exemplify the minimalistic feel of the space. Under---cabinet lighting further illuminates the prep area while the Wolf hood includes a strategically placed bar for all of your stovetop gadgets.

The upper cabinets are mounted on the wall as if to float above the stainless steel countertop. Meanwhile, the hydraulic hinges allow the doors to slowly open and close, never crashing down.

The sink is a custom piece specifically made to fit Wood­Mode cabinetry. A single stainless steel unit is part countertop, part chopping block and part sink. Within the sink is a hidden storage compartment for sponges.

The counter­depth Sub­Zero, clad in stainless steel, fits perfectly in both depth and height making it appear as the kitchen was actually designed around it.

Unique Bathroom Nook

A nook under the staircase is clad in textured wallpaper and dimly lit while all the necessary elements for a powder room fit perfectly within this tight space.

The wall­mounted Toto toilet is especially fitting as it hangs neatly on the wall with the flushing mechanism placed on the tiles above.

The stackable washer and dryer fit perfectly in a designated closet and is a valuable commodity in an apartment occupied by two small dogs.

Simple modern Dining Area

The clients existing dining set found a new home on the main Level, providing seating for five or intimate dining for two. In the background we see the newly constructed minimalistic staircase leading to the 2nd Level.

The negative space found beneath the bottom four steps is a much­needed architectural element, but it would not be properly used had we not carved out a little niche for hidden storage. In this case, the custom designed bi­fold door hides the ever­important Dyson vacuum.

2nd Level relaxing Lounge


A new oak floor was laid on the 2nd Level which was opened up to below by replacing a solid 44” high wall with clear ¾” glass partition. The existing furniture came together to create a much needed lounge space.

Access to the 3rd Level is created by using a vintage stair from an old Library.

The upstairs bath was newly outfitted with waterworks tiles and fixtures. Porcelain subway tiles pattern the wall while mosaic marble is laid on the floor.

3rd Custom Level Office


Access to the 3rd Level is created by using a vintage stair from an old library.

Metal rods were inserted into the exterior wall early in the construction stage, later serving to hold the floating glass desk in place. A computer and printer were then integrated into the wall for a clean wireless appearance

The 3rd Level was created as an afterthought, having discovered it during the demolition stage we decided to turn it into a private home office. Recessed lighting was added to the soffits, as the ceiling is a solid slab of concrete. A glass and steel partition was added for safety measures, meeting building codes.

One of the most unique Luxury loft apartments manhattan has to offer

The 3F Living Team was given a unique opportunity to design and project manage a one bedroom loft in the Beaux Arts style building, 240 Centre Street, also known as The Police Building. The goal was to embrace the aesthetical quality of the existing architecture and convert it into the modern age. Through the process of demolition, space was discovered in both the vertical mass and in the floor plate as well, opening up the potential for a true transformation. Beams were exposed, the ceiling was lifted, and walls were torn down. Once architectural division was removed, an open floor plan was revealed.

The flow of space from upstairs to downstairs was expounded on by the installation of a glass wall in place of the previous wooden banister. Visually there is no boundary between the lofted bedroom and the main floor.

Just as effortlessly, the color palette flows from one space to the next. Brushed steel clads the columns and soffit, mirroring the finishes of the kitchen appliances and cabinets. Calcutta marble countertops reference the Beaux Arts appeal while maintaining a modern application. Dark wood floors ground the solid white walls and ceilings into place. The furnishing and fabric selections are a true extension of the architecture itself, naturally communicating back to the assorted mix of the old with the new.

The eclectic styling of this open loft space is achieved through the positioning of varied textiles against the innate architectural features. What was old fashioned has been redefined with a contemporary flare, perfect for modern city living.
